The Independent Agency with the Personal ApproachLiz Hills worked with small and large letting agencies before launching her own company in November 1995. She has lived and worked in the area for most of her life and therefore has an excellent knowledge of the area. Liz has recently employed her daughter Megan as Lettings Negotiator. Megan has worked in the customer service industry and has recently been working as a travel consultant with a local firm. Megan is excited and enthusiastic about her new challenge. The Agency provides free valuation and advice of your rental property within 24 hours of request. All prospective tenants are credit checked and referenced by a Tenant Referencing and Insurance Agent. If necessary we ask prospective tenants to provide guarantors who have to be home owners and are also subject to a credit check. Competitive commission rates meet the needs of our clients and all the administration is carried out under one roof making it easy for tenants and landlords to reach us promptly either by landline, mobile telephone or e.mail. The Agency operates a bespoke software package which generates monthly and yearly statements for landlords and Inland Revenue. It keeps records of all tenants details, property inspection dates, gas servicing and tenancy renewal dates. The landlord can opt for the full management, rental collection or letting only service. We advertise through the local newspapers, To Let boards, our own website and Prime Location. Preparation and administration of the Assured Shorthold Tenancy Agreement. Inventories & Schedule of Conditions can be prepared by ourselves or the landlord. All rents are paid directly to the landlords through internet banking and invoices are either e.mailed or sent through the Royal Mail.
