Tenants

If you see a property on our website that you would like more details of please either call us on 01303 243555 or email us at office@lhpropertyservice.co.uk and we will set up an appointment with you to view.  If you call us please leave a message if we are unable to get to the telephone. 

At that time we will give you details of our administration and agreement charges. 

If you decide you would like to rent the property we will give you forms to complete. These should be returned to us along with the administration fee. 

We carry out full referencing and credit checks on each prospective tenant. Your will also be asked to provide a guarantor if necessary.  This normally takes 2 to 3 days depending upon how quickly the referees respond.  This process is carried out by an independent Tenant Referencing and Insurance Agent and is treated with complete confidentiality. 

When the references are complete and satisfactory we can offer you the tenancy for a minimum period of six months.  A deposit equivalent to one month’s rent and the first  month’s rent is then taken as cleared funds before the tenancy start date. 

All future rental payments are paid by direct debit either to the Agent or the Landlord depending on whether or not the property you have rented is managed or not. 

Deposits are protected under The Deposit Protection Service.
